Pearland Developments: Fall 2024

PEARLAND WELCOMES LONESTAR INDUSTRIAL ELECTRIC SUPPLY TO LOWER KIRBY

Lonestar Industrial Electric Supply, a wholesale distributor of electrical supplies, is building a 114,680-square-foot Class-A distribution building at the southeast corner of Beltway 8 and Hooper Road.

 

The new facility, which will bring an estimated 80 new jobs to Pearland, will provide essential industrial electrical supplies to contractors nationwide. The company will support a wide range of industries, including petrochemical, EPC, oil and gas, OEM, and large-scale solar projects. Lonestar Electric Supply expects to occupy the space in Summer 2025.

 

“Pearland is a great region for distribution due to its easy access to international airports, deep-water seaports, and rail and highway networks,” said Kevin Hogan, President of Lonestar Electric Industrial Supply.

PEARLAND INNOVATION HUB OFFERS NEW PLATFORM AND EXPANDED TECHNICAL ASSISTANCE FOR SMALL BUSINESSES

Pearland Innovation Hub (PIH), Pearland’s free small business and entrepreneurship resource, launched a new platform and technical assistance program in September. 

 

“We were excited to expand our offerings to our PIH members with this platform,” said Pearland Innovation Hub Navigator, Sonia Cacique. “The interactive platform expands our programs by offering continued learning webinars, grants database, and access to 1:1 technical assistance.”

 

The addition of this new technology platform gives PIH members access to a 1:1 technical assistance program. Qualified members can apply for 10 hours of technical assistance and advising from vetted professionals across a variety of specialties.  Advisors offer more than guidance. They provide tactical solutions based on a small business's needs.

 

“Members receive valuable support through the technical assistance program. For example, a business owner needing a human resources policy can be paired with an HR expert to create it for them,” according to Cacique, “Or a business trying to drive in-store visitation to their new brick and mortar location can work with a marketing expert to develop a marketing plan.”

RESIDENTIAL DEVELOPMENTS OPEN IN OLD TOWN AND LOWER KIRBY

Sullivan Brother Builders (SBB) recently celebrated the grand opening of their residential development in Pearland’s Old Townsite. SBB has 8 homes built and more under construction. Upon completion, this unique 5.9-acre residential development will feature a blend of 58 bungalows and row-style homes, presenting a prime opportunity for redevelopment aimed at boosting economic activity in Old Town.

 

PEDC has worked with SBB since 2021. Through this public-private partnership, PEDC has invested $4.3 million in public infrastructure enhancements to enrich the mixed-use character of Old Town and allow for the development.

 

In Lower Kirby, Houston-based developer Sueba USA recently opened Ivy Lofts, a 335-unit apartment complex with 10,707 square feet of retail at the southwest corner of South Spectrum Boulevard and the SH 288 frontage road.

 

Ivy Lofts is the first phase of the Ivy at Lower Kirby, America Modern Green’s (AMG) mixed-use development. The Planned Development is proposed to include office, retail, townhomes and apartments.

 

Through a collaboration between AMG, the City, PEDC, and the Lower Kirby Pearland Management District (LKPMD), a public park and trail system has been incorporated into the Ivy development in Lower Kirby. The park and amenities include a trail, will serves active and passive recreation needs of those who live, work, or visit Lower Kirby, and a pedestrian bridge across Clear Creek to connect to Shadow Creek Ranch and the Clear Creek Trail.

PEARLAND STUDENTS EXPLORE STEM CAREERS AT CCEF

 

More than 450 students, parents, educators, and industry partners from Pearland and surrounding areas ventured into the exciting world of STEM at the annual Communities and Career Education Forum (CCEF) hosted by Endress+Hauser.

This STEM-focused career exploration event, held on November 7, attracted hundreds of middle and high school students. Several Pearland businesses, including Syzygy, Millar, Mitsubishi, and Emerson, hosted booths and showcased a variety of STEM careers.

Nearly $8,000 in grants was awarded to teachers in STEM classrooms. PEDC was proud to support this fantastic career exploration event.

 

SALES TAX AND UNEMPLOYMENT UPDATE

 

Current period sales tax collections for Pearland in September were up 1.6% over the same month in 2023.

 

Unemployment remains low in the City as well. In September 2024, Pearland's unemployment rate was 3.9%, lower than the Texas state rate of 4.1%.
