Pearland Developments: Fall 2022

 

ONE MILLION SQUARE FEET OF DISTRIBUTION PROJECTS UNDERWAY IN LOWER KIRBY

Three new distribution projects totaling one million in square footage have recently been announced in Pearland's Lower Kirby District. Levey Group announced earlier this month that it will be developing Levey Logistics Park. The development will consist of two Class-A industrial buildings, spanning approximately 650,000 square-feet. Located on a 38-acre tract near the intersection of Beltway 8 and Almeda School Road, the cross-dock distribution building the company has slated for the park is expected to be the largest spec logistics facility located in Pearland.

PEDC and the City of Pearland began working with Levey Group earlier this year on the project, assisting with infrastructure required for the project. Currently in the design phase, construction is estimated to begin in 2023.

PEDC has also worked with two additional distribution developments that are also underway in Lower Kirby. Brennan Investment Group is constructing a 216,000 square-foot Class A distribution building south of North Spectrum Boulevard and Adkission is constructing a 128,250 square-foot distribution building at Beltway 8 and Hooper Road.

 

DRAINAGE, ROADWAY AND WATER IMPROVEMENTS COMING TO PEARLAND’S OLD TOWNSITE

As part of a $4.3 million PEDC project, the southeast quadrant of Pearland’s Old Townsite will soon see major improvements in drainage, water service, sidewalks and roadways. Through a public-private partnership agreement with Sullivan Brothers, the developer of a residential project south of Broadway and east of SH 35, PEDC is funding the public infrastructure improvements.

New home construction is expected to break ground next summer on the 5.9-acre residential development, which consists generally of three vacant tracts that will be developed to include a mixture of 1900s-style one-story bungalows and two-story Southern row houses. The houses, ranging from 1,600 to 2,200 square feet, are expected to sell for between the upper $300,000s to the $400,000s. The area surrounding the development consists of multi-family housing complexes, commercial and retail businesses, restaurants, and civic institutions.

The project is a redevelopment opportunity to increase economic activity near SH 35 which is also one of the strategic initiatives of the Pearland Prosperity Community Strategic Plan. The SH 35 Strategy identifies the Old Townsite area as a Catalyst opportunity to create a mixed-use environment, including pedestrian and streetscape improvements, establish a destination for residents and visitors with commercial venues unique to the area, and grow Old Townsite’s dining and shopping offerings. 

 

PEDC, PEARLAND CHAMBER OF COMMERCE AND WORKFORCE SOLUTIONS – PEARLAND HOST JOB FAIR

As part of a community-wide National Workforce Month celebration campaign organized by PEDC, a job fair was held on September 29 in partnership with the Pearland Chamber of Commerce and the Workforce Solutions Pearland Career office at the Pearland Recreation Center. The in-person job fair included multiple industries, including manufacturing, healthcare, construction, administrative, hotel, retail. The job fair had over 300 job seekers attend the event and received positive feedback from the 54 employers that exhibited.

 

PEARLAND INNOVATION HUB HOLDS INAUGURAL PITCH EVENT

Last May, Pearland launched the Innovation Hub to connect local entrepreneurs and small businesses with the resources they need to grow and succeed, providing valuable programming, events, resources, and establishes partnerships that entrepreneurs need to start, scale, and sustain a business.

Since the Hub’s launch in May, an Advisory Board has been created and is working to establish the Hub as a non-profit.

The Pearland Innovation Hub hosted its first Pitch Fest on November 17. At the competition five teams competed for $7,500 in prize money and were able to participate in a panel discussion on small business and start-up issues. The winners for the Pitch Competition were: 1st Place – Little Stem Academy $5,000; 2nd Place - Tech23, $2,500 and 3rd Place – Screecred, $1,000.

 

SUEBA BREAKS GROUND ON IVY LOFTS IN LOWER KIRBY

Sueba has started construction on Ivy Lofts, a 4-story, 335-unit retail and multi-family development in Pearland’s Lower Kirby. Ivy Lofts is the first phase of the Ivy at Lower Kirby, America Modern Green’s (AMG) mixed-use development at the southwest corner of South Spectrum Boulevard and the SH 288 frontage road in Lower Kirby. The Planned Development is proposed to include office, a continuing care retirement center, retail, condominiums, townhomes and apartments.

Through a collaboration between AMG, the City, PEDC, and the Lower Kirby Pearland Management District (LKPMD), a public park and trail system has been incorporated into the Ivy development in Lower Kirby. The park and amenities include a trail, which will serve active and passive recreation needs of those who live, work, or visit Lower Kirby, and a pedestrian bridge across Clear Creek to connect to Shadow Creek Ranch and the Clear Creek Trail.

 

MEMORIAL HERMANN TO EXPAND PEARLAND CAMPUS 

In September, Memorial Hermann Pearland Hospital, located on State Highway 288 just north of Broadway, announced a new $18.4 million expansion project that will help accommodate the health care needs of Pearland residents and those in surrounding communities.

The project will consist of building out a second-floor shell space that will add 33 beds. It will include adding two intensive care unit (ICU) beds and relocating 10 ICU beds to the second floor. The current ICU space on the fourth floor will become a new Intermediate Care Unit (IMU). The expansion will also include an additional 21 universal beds, bringing the total number of beds in the hospital to 97.

Memorial Hermann is also building a new sports medicine and human performance facility on the campus. The Memorial Hermann Sports Park Pearland is a collaboration between Memorial Hermann, Athlete Training and Health (ATH) and UT Physicians Orthopedics and will provide a full range of medical care and athletic training for professional athletes, youth athletes and active adults.

 

KELSEY SEYBOLD BREAKS GROUND ON PEARLAND CLINIC EXPANSION

Kelsey-Seybold Clinic has broken ground on a 27,000-square-foot expansion of its Pearland Clinic on State Highway 288. As part of the expansion, Kelsey-Seybold Clinic – Pearland will have capacity for an additional 17 providers, bringing the total provider count to 44. In addition to current services provided at the clinic, the expansion will add Otolaryngology, Optometry, Ophthalmology, Surgery, and Urology services. Pearland Clinic will also add new rotations in Dermatology, OB/GYN, Family Medicine, Internal Medicine, Allergy, Pediatrics, Endocrinology, Neurology, Orthopedics, Rheumatology, and Spine.

Kelsey-Seybold Clinic – Pearland will also expand its ancillary services, making room for an additional X-ray machine. The expansion will add space to the pharmacy and a new pharmacy drive through for greater convenience. Completion of this major expansion is expected in summer 2023.

In 2013, Kelsey Seybold relocated its administrative headquarters to Pearland. The 170,000 square-foot, four-story office building is located on an 18-acre site in Shadow Creek Ranch on the northeast corner of Kirby Drive and Shadow Creek Parkway, just west of State Highway 288. The administrative offices are home to 800 employees who support Kelsey-Seybold’s 370 physicians providing primary care and specialty care at 30+ clinic locations throughout the region.

FINAL PHASE OF 288 CORRIDOR IMPROVEMENTS WELL UNDERWAY

The first pear sculptures are being installed along the State Highway 288 corridor!

Construction started earlier this year on the final phase of the State Highway 288 Master Plan Improvements. These improvements will include landscape elements, irrigation, lighting, water fountains, pear sculptures, and sidewalks and gateway markers from Beltway to Magnolia. The improvements are expected to be complete in late 2023.

 

SALES TAX AND UNEMPLOYMENT UPDATE

Current period sales tax collections for Pearland in in October were up 9.6% and in November were up 6.3% over the same months in 2021.

Unemployment is remaining steady in the City as well. In October 2022, Pearland's unemployment rate was 3.2%, the lowest of any city in the Texas Gulf Coast region.

 

PEDC WELCOMES NEW BOARD MEMBER

PEDC is pleased to announce City Council's appointment of a new member to its Board of Directors. Michi Bruns Clay, a Regional Vice President for LiftFund, assumed her duties at the July 28th meeting. She is also a founding member of the Greater Pearland Area Chapter of The Links Inc., where she serves as the Services to Youth Chair; a Facilitator in the Brazoria County focused STEMulation Academy; and a contributor to Keep Pearland Beautiful. She has previously served with the Pearland Chamber of Commerce and is the Founder of Encompass Healthcare Management, Inc.

PEDC staff and leadership express their sincere appreciation to outgoing board members David Selsky and John Lyle for their service on the board.

 

ENDRESS+HAUSER HOSTS COMMUNITY CAREER+ EDUCATION FORUM 

On November 10, Endress+ Hauser hosted its second annual Community Career+ Education Forum (CCEF). CCEF is an educational event for junior high students to raise awareness of Science, Technology, Engineering, and Math (STEM) educational opportunities and careers. At the event, students had the opportunity to play fun STEM activities, get awesome giveaways, and walk away with new insight into options available to them for their future.

$2000 in scholarship funds were awarded to students and six grants ranging in amounts from $850 to $1,300 were awarded to area schools to fund STEM activities.

 

PEDC BOARD AND PLANNING AND ZONING COMMISSION TOUR COMMUNITY 

Earlier this month, PEDC organized a tour of community projects for its Board of Directors and the Planning and Zoning Commission. During the tour, PEDC Board members, Planning and Zoning Commission members and city staff visited projects throughout the City including SH 35 Corridor, FM 518, SH 288 Corridor and the Lower Kirby District.

 

RESIDENCE INN PLANNED FOR BUSINESS CENTER DRIVE  

A developer has submitted for a permit to construct a Marriott Residence Inn on Business Center Drive, just south of the Pearland Town Center. The four-story, 66,000 square-foot hotel will have 96 rooms.
