Pearland Developments: Summer 2024

NEW BUSINESS PARK COMING TO SH 35 CORRIDOR

Work has begun on a new business park is coming to the State Highway 35 Corridor, developed by Stewart Development. Located at the southwest corner of SH35 and McHard Road, the 36-acre business park will offer multiple buildings totaling over 200,000 square feet of flex office-warehouse-manufacturing space

 

The Pearland Economic Development Corporation (PEDC) has been working with Stewart Development since 2023 and, in partnership with the City of Pearland, entered into a Development Agreement with the developer in March 2024. To support the project, PEDC will provide up infrastructure and site development assistance.

 

This area is a priority of the SH35 redevelopment plan. Developments like this bring significant capital investment to our community and create opportunities for new businesses to establish operations in Pearland, generating jobs for residents and tax base of our city, county and schools.

LONG-TIME PEARLAND BUSINESS, BRASK NEELA, EXPANDS

Brask Neela, a company originally recruited by the PEDC in 2009, is undergoing a significant expansion. The company is constructing an additional 40,000 square feet of space, which will create 25 new jobs and retain 48 existing positions. This expansion project represents a capital investment of $14 million.

Construction is currently underway, and Brask Neela plans to celebrate a topping-off ceremony in October.

HELP SHAPE THE FUTURE OF OLD TOWN

This summer the City of Pearland launched the Old Town Revitalization Plan. The Old Town area is the city's original platted site from 1894. The Old Townsite area consists of the land area bordered by Orange Street to the north, Walnut Street to the south, Galveston Street on the east and Austin Street on the west in what is now the eastern quadrant of Pearland. 

 

Revitalizing this historic area is another Key Initiative of our Pearland Prosperity Plan, the community economic development strategic plan. The plan aims to create a vibrant and sustainable vision for the future of Pearland's historic Old Town. By enhancing connections between Old Town and the rest of the city, creating a high-quality public realm, and improving the overall quality of life for residents, workers, and visitors, the plan seeks to transform this area into a thriving hub of activity. The nine-month planning process, funded by the PEDC and executed by the City of Pearland Community Development Department, will focus on developing strategic goals and actions related to development and urban design, streets and mobility, infrastructure and transportation, and parks and open space. We encourage the community to actively participate in the public visioning process and share their ideas for shaping the future of Old Town Pearland.

INDUSTRY-LED MANUFACTURING ROUNDTABLE

In August, Pearland manufacturing industry leaders met for the first industry-led manufacturing leadership round table. Manufacturers from across Pearland participated in a guided discussion that helped identify common priorities and breakout groups were created to tackle these individual issues. Thank you to Larry Sims for his time and efforts in facilitating the roundtable conversations.

CITY ADOPTS FIRST-EVER CULTURAL ARTS MASTER PLAN

A Key Initiative for the Pearland Prosperity Plan, our community economic development strategic plan, is Cultural Arts. Cultural Arts is another important factor in keeping Pearland a community of choice. This Key Initiative focuses on implementing the City’s cultural arts master plan, led by Visit Pearland.

 

In July, the City adopted its first-ever cultural arts master plan. The plan outlines five key goals, including expanding the city’s public art program and expanding arts and culture offerings for residents. The plan also focuses on adding cultural places within our community and expanding cultural tourism within Pearland.

PEARLAND RANKED ONE OF US SAFEST AND MOST AFFORDABLE TO LIVE IN

Recently, GoBankingRates ranked Pearland at #7 on it’s Safest and Most Affordable US Cities To Live In list. To develop the ranking, GOBankingRates conducted a study based on the costs of living and crime rate averages. The cities were ranked from lowest to highest based on their average crime rate and cost of living. The rankings were weighted by the number of crimes per 1,000 people and compared to the national average. Pearland's full ranking is included below.

WORKIN-PEARLAND JOB FAIR 

 

WorkInPearland hosted its third annual job fair on Wednesday, September 18, as part of Work Force Development Month. The annual job fair brought together hundreds of job seekers and 80 businesses.

 

Didn’t make it to the job fair?

No problem. WorkInPearland’s online platform is available to businesses and job seekers 24/7.

 

WorkInPearland is a PEDC and Pearland Chamber of Commerce initiative designed to connect Pearland employers with local talent, giving residents access to fulfilling career opportunities right here in their own community.

GOOD MORNING AMERICA HIGHLIGHTS PEARLAND

 

In case you missed it! In July, Pearland was featured on Good Morning America’s Main Street USA series. GMA featured several Pearland hotspots, including the Delores Fenwick Nature Center, Vallenson’s Brewing Company, Segura Western Wear and Killens BBQ.

SALES TAX AND UNEMPLOYMENT UPDATE

 

Current period sales tax collections for Pearland in July were up 1.5% and in August were up 0.1% over the same months in 2023.

 

Unemployment remains low in the City as well. In July 2024, Pearland's unemployment rate was 3.9%, lower than the Texas state rate of 4.4%.
