Pearland Developments: Spring 2024

 

 

LEVEY LOGISTICS PARK BREAKS GROUND IN LOWER KIRBY

PEDC and the City of Pearland joined the Levey Group on May 16 for the groundbreaking of the Levey Logistics Park in Pearland’s Lower Kirby. The 38-acre business park, situated at the southwest corner of Beltway 8 and Almeda School Road, will offer two class-a tilt-wall multi-use office-warehouse buildings totaling 661,000 square feet.

 

PEDC, the City of Pearland and the Lower Kirby Pearland Management District has worked with Levey since 2022 as part of a public-private partnership to bring infrastructure and mobility improvements to the west end of Lower Kirby.

 

This project is one of several developments that will bring over 1 million square feet of office/warehouse space to Lower Kirby. Other developments include Brennan Investments Group’s recently completed Class-A distribution building, spanning 216,004 square feet on a 12-acre site at 11550 N Spectrum Blvd; Adkisson Group's proposed 128,250-square-foot distribution building at Beltway 8 and Hooper Road; and Stream Realty's anticipated 392,188 square-foot distribution project at the corner of Kirby Drive and North Spectrum Boulevard.

PEARLAND PROSPERITY PLAN UPDATED FOR CONTINUED SUCCESS

Pearland Prosperity is a collaborative community and economic development strategic plan to make the city a more prosperous, successful, and vibrant place to live, work, and do business. The plan has been the catalyst for numerous community improvements since its adoption in 2020. In February 2024, Pearland City Council, PEDC Board of Directors, and Pearland Chamber of Commerce Board of Directors approved an update to the Pearland Prosperity Plan.

 

The update builds on the plan's original focus areas and expands into 11 Key Initiatives: Places to Gather, Old Town Revitalization, Infill and Redevelopment, Mobility and infrastructure, Parks and Recreation, Cultural Arts, Business Development, Pearland Innovation Hub, Workforce Development, and Diverse Talent.

2023 Annual Report

Our 2023 Annual Report summarizes the corporation's activities over the past year and provides a glimpse into our continued efforts to shape our community’s future and ensure Pearland remains the community of choice in Greater Houston.

 

Throughout 2023, PEDC diligently worked to bring opportunities to Pearland, enhancing the prosperity and quality of life for our businesses and residents. This effort is aligned with our commitment to continued economic growth, as guided by the Pearland Prosperity Strategic Plan. The year saw the expansion of Office/Warehouse projects in Lower Kirby, the opening of Millar’s state-of-the-art medical manufacturing headquarters and R&D facility, and the continued support of Pearland’s small business and entrepreneur community through the Pearland Innovation Hub.

 

On behalf of the PEDC staff and Board of Directors, we would like to thank the Pearland community for its support as we work to enhance our economic vitality through the attraction, retention, and expansion of primary employers and continue to ensure the creation of new opportunities for Pearland and its residents.

OLD TOWN RESIDENTIAL DEVELOPMENT BEGINS CONSTRUCTION

Construction has begun on the Sullivan Brothers Builders (SBB) project in Pearland’s Old Townsite. The first three homes located on South Houston Street are under construction. Upon completion, this unique 5.9-acre residential development will feature a blend of bungalows and row-style homes, presenting a prime opportunity for redevelopment aimed at boosting economic activity in Old Town.

 

PEDC has worked with SBB since 2021. Through this public-private partnership, PEDC has invested $4.3 million in public infrastructure enhancements to enrich the mixed-use character of Old Town and allow for the development.

JOBS Y’ALL SHOWCASES CAREER OPPORTUNITIES TO PEARLAND MIDDLE AND HIGH SCHOOL STUDENTS

PEDC, the City of Pearland, and the Gulf Coast Workforce Board partnered together to host Jobs Y’all on May 8 at the Pearland Recreation Center. The Texas Workforce Commission Career Exploration initiative connected middle school, high school, and post-secondary students with 8 target industries. Over 50 businesses from Pearland and beyond connected with 200+ students to highlight their industries and potential career and training pathways so students can enter the workforce with the needed skills to succeed.

 

Thank you to the workforce partners and businesses that made the event a success.

The Pearland Innovation Hub celebrated its two-year anniversary on May 22 at Spacio.us. The event included a small business resources fair and networking with members, sponsors, and supporters.

SALES TAX AND UNEMPLOYMENT UPDATE

Current period sales tax collections for Pearland in April were up 3.3% and in May were up 0.8% over the same months in 2023.

 

Unemployment is remaining low in the City as well. In March 2024, Pearland's unemployment rate was 3.7%, lower than the Gulf Coast region rate of 4.3%
